We’re pleased to share that Partridge Homes has been featured in The Negotiator, one of the UK’s leading publications for the property industry. The piece covers the expansion of our lettings team and our preparations for the launch of a residential block management service in January 2027. Coming as we approach our 20th anniversary in February 2027, it’s a moment worth marking.
The feature focuses on the appointment of Katie Fisher as Property Manager, our third addition to the lettings team since May 2026. Katie comes from a senior background in the healthcare sector, where she developed skills in administration, auditing and working closely with people before moving into estate agency and lettings. At Partridge Homes, she prepares inventories, carries out property inspections and maintains regular contact with landlords and tenants.
Katie joins Nicola Hall and Sarah Bannister, both of whom joined earlier in the year. Nicola brings more than 21 years of specialist block management experience, having spent that time at Scanlans Property Management. Sarah joins us from Martin & Co Solihull.
Each appointment has been made with a clear purpose: to grow the team in step with the business, so that the quality of service our landlords and tenants receive doesn’t get diluted as the number of properties we manage increases. That balance is something we’re deliberate about.
You can read more about Nicola’s background and her role in shaping our block management offering in our meet Nici Hall profile.
The Negotiator feature also picks up on the numbers behind our 2026 growth. In September alone, we agreed close to 40 new rentals, and from January to the end of April we arranged 129 new lets — 79% more than the previous record of 72, which we set in 2025. We’ve set ourselves a target of 365 new tenancies across the full year, on top of the 500 we already manage.
That puts 2026 firmly on course to be our strongest year for new rentals since we began trading in 2007.
What makes this particularly notable is the context. Rental demand across the UK has fallen by around 20% over the past year, with some landlords exiting the market in response to the Renters’ Rights Act. In Birmingham and Solihull, we’re not seeing that picture locally. Demand from good tenants remains solid, and landlords who work with an agent they trust are continuing to let their properties without difficulty.
The other significant development covered in the feature is our forthcoming residential block management service, which launches in January 2027 under the Partridge Block & Estate Management brand.

This isn’t something we’ve rushed into. Over the years, we’ve received enquiries from freeholders and leaseholders who wanted an experienced team with a personal approach, but we held off until we were confident we had the right people in place. Nicola Hall’s appointment was the piece that made it possible.
Our approach to block management will mirror what we do in lettings: focus on a smaller number of buildings, manage them properly, and maintain standards proactively rather than reactively. We’re not looking to take on volume for the sake of it.
If you’re a freeholder or leaseholder looking for a block management service in Birmingham or Solihull, we’d welcome a conversation ahead of the January launch.
Alongside the Negotiator feature, 2026 has brought other recognition. Partridge Homes received a Gold award at the 2026 British Property Awards for Best Letting Agents in Shirley and Solihull, and has now been named Best Letting Agents in Solihull four years in a row, from 2022 through to 2025.
Awards matter less to us than the day-to-day work, but they do reflect what our landlords and tenants have told us over the years: that a family-run agency which knows its area and looks after its clients properly is genuinely valued. As we approach two decades in business, that’s the part we’re most proud of.
If you’d like to find out more about letting your property through Partridge Homes, or if you’re interested in our block management service launching in January 2027, our team is happy to talk through what’s involved. You can reach us through our contact page.
