In February 2027, Partridge Homes turns 20. Before we reach that anniversary, we are opening a new chapter: Partridge Block and Estate Management launches on 1 January 2027, with Birmingham at the heart of our plans.
This is a service we have wanted to offer for a long time. Over the years, clients, freeholders and leaseholders have approached us about managing their buildings. They already knew our family business, valued the relationship they had with us and wanted to know whether we could extend that support to their wider development. Until now, we have had to say no.
We knew that launching a dedicated block management service needed the right person to lead it. After years of searching, we found that person in Nici Hall ATPI MARLA.
Some of the clearest ideas for growing a business come from listening to the people you already work with.
Block management has been a recurring conversation for us. Existing clients have asked whether we could help with their apartment buildings. Freeholders have approached us about management support. Leaseholders have wanted to discuss how their developments are looked after. Those conversations stayed with us.
When someone already trusts your business enough to ask you to take on another responsibility, it means something. It also creates an obligation to be honest about whether you are ready.
We wanted to reach a point where we could respond to enquiries about block management in Birmingham with a dedicated service and an experienced person at its head. January 2027 marks that step.
Managing a residential building involves a different set of relationships and responsibilities from managing an individual rental property. There are shared spaces to consider, building-wide maintenance priorities and decisions that can affect several households at once. Freeholders, leaseholders, residents and management company directors may all have different questions about the same issue.
We wanted someone who understood those relationships through practical experience, someone who could help shape the service from the beginning, recognise the right questions to ask and bring a clear approach to communication.
Finding that person took time. We were prepared to wait because the appointment would influence everything that followed.
Nici Hall joins Partridge Homes with a career spanning more than 20 years across the legal and property sectors. She began at Allsop & Co solicitors at 17 before moving to Scanlans, where she spent 21 years. Her career there covered LPA receivership work, lettings and sales before she progressed into block management.
That breadth of experience matters. A building issue can involve practical maintenance, records, expenditure and several people who all need to understand what happens next. A manager who has seen how those parts connect is better placed to handle them.
Nici holds ATPI and MARLA credentials and continues to develop her professional knowledge. Just as importantly for our family business, she shares our belief in speaking to people directly, keeping them informed and following things through.
She will head up Partridge Block and Estate Management and play a central role in shaping how it works. We wanted her input at the planning stage so that her experience could influence the service before the first instructions begin.
Charlotte Partridge, Managing Director, said: “For Nici, with her wealth of experience, to choose to join our family business over a number of much larger corporate firms makes us incredibly proud.”
Birmingham is central to the community our business has served since 2007, and it is the focus of this launch. Our offices in Solihull and Yardley mean we are already well placed across the region, and we manage more than 500 properties across Birmingham, Solihull and the wider West Midlands.
An apartment is someone’s home, an owner’s investment and part of a shared building. The condition of an entrance, the upkeep of communal areas and the handling of repairs all contribute to how people experience that building day to day.
For a freeholder or management company director, organising those matters requires time, coordination and clear information. For a leaseholder, knowing who to contact and receiving a useful response can make a considerable difference. Our aim is to bring an approachable, organised service to those relationships.
As we develop Partridge Block and Estate Management in Birmingham, we want to understand each prospective development individually: its layout, its existing arrangements, its maintenance priorities and the concerns of the people connected with it.
Our plans centre on a few straightforward priorities.
People should know who to contact and understand the next step when they raise an issue. Some matters take time to investigate or require decisions before work can proceed. A useful update explains where things stand, what is outstanding and what needs to happen next. We want that kind of communication to be an everyday part of the service, not something that only happens when a problem is escalating.
Looking after shared spaces requires a clear process for recording issues, arranging appropriate action and following up on progress. Our aim is to help clients consider immediate concerns alongside the building’s longer-term upkeep. The work agreed will reflect the individual development, its leases and the scope of our appointment.
A development brings together people with different priorities. Some live there, some own and let out an apartment, and others are responsible for decisions about its management. Listening to those perspectives helps establish a clearer picture of what the building needs. We want our service to feel accessible to all of them.
As Partridge Homes approaches its 20th anniversary, we know how much our business depends on relationships. We have won Best Letting Agent in Solihull four years running and recently became members of Propertymark. We want to carry that same personal approach into Partridge Block and Estate Management, supported by Nici’s specialist experience and a clear understanding of the responsibilities we agree to undertake.
We are also selective about the buildings we take on. We are not looking to manage hundreds of developments. Our focus is on working with clients who want a better standard of management and are aligned with the way we work.
Our anniversary in February 2027 will be an opportunity to reflect on the people, clients and relationships that have shaped Partridge Homes. It is also an opportunity to look forward.
Launching block management is a meaningful part of that future. It answers a demand we have heard over several years and reflects a service we have been careful to prepare for. The conversations that prompted it, with clients, freeholders and leaseholders who already knew us and wanted more, helped bring us here.
With Nici heading up the service, we are ready to begin.

Partridge Block and Estate Management officially launches on 1 January 2027. You are welcome to get in touch ahead of the launch date to discuss your building and register your interest.
Nici Hall ATPI MARLA will head up the service. She brings more than 20 years of experience across the legal and property sectors, including 21 years at Scanlans Property Management where she specialised in residential block management.
The service launches with Birmingham as its primary focus, supported by Partridge Homes’ existing presence across Solihull and the wider West Midlands. If you are unsure whether your development falls within the service area, contact the team directly to discuss.
Both leaseholders and freeholders are welcome to get in touch. Leaseholders can enquire about the planned service and discuss the existing management arrangements for their development. Freeholders, developers and management company directors can register their interest in appointing Partridge Block and Estate Management.
The service is selective by design. Partridge Homes is not looking to manage as many buildings as possible; the focus is on quality of service rather than volume. Each prospective development is considered individually, and the team will discuss whether the arrangement is a good fit before taking on any instruction.
