Partridge Homes Welcomes Nici Hall From Scanlans Block Management

Today marks a significant moment in the story of Partridge Homes. We are delighted to officially welcome Nicola Hall — known to everyone as Nici — to our team. This is an appointment we have worked towards carefully, and one we believe will shape the next chapter of this business.

Who Is Nici Hall?

Nici joins Partridge Homes after a 21-year career at Scanlans Property Management, one of the most established residential block management companies in the North and Midlands. During her time there, she worked as an Asset Manager, leading the asset management team and handling all aspects of receivership work — including lettings, sales, maintenance and the legal framework that underpins complex property portfolios.

The feedback Nici has received from clients throughout her career speaks for itself. One Trustpilot reviewer noted: “After my initial scepticism at the idea of a new management company, my fears were alleviated by Nicola Hall — she worked with the leaseholders to maintain our property alongside the landlord and proved to be honest and reliable.” Another described her as “nothing but helpful, providing prompt answers to queries and going above and beyond to sort things to make life easier.”

That kind of feedback is not accidental. It reflects the way Nici works: methodically, transparently and with a genuine focus on the people she serves. Those are exactly the qualities we look for at Partridge Homes.

Why This Appointment Matters

In a market where large corporate agencies compete aggressively for experienced staff, attracting someone of Nici’s standing to an independent, family-run business is something we are genuinely proud of. It is not something we take lightly, and we do not think she did either.

Charlotte Partridge, Managing Director, put it this way:

“Over the years we have had countless conversations with freeholders and leaseholders who have been desperately looking for a block management company that genuinely cares and provides a personal service. We always said we would only move into this sector when we found the right person to help us build it properly. For somebody with Nici’s experience and reputation to choose to join our family business over a number of much larger corporate companies is something we are incredibly proud of. Nici’s values, professionalism and reputation within the industry align perfectly with everything we stand for.”

The decision by someone with two decades of experience at one of the region’s largest managing agents to move to an independent firm says something meaningful — about Partridge Homes, and about what Nici wants from the next stage of her career.

Supporting Our Growing Property Management Portfolio

Nici’s immediate focus will be on supporting our existing property management operation. We currently manage over 500 properties across Solihull, Birmingham and the surrounding areas, and that portfolio continues to grow.

Her depth of knowledge across residential property management will be a real asset — not just for our landlords, but for the tenants who rely on us to keep their homes well maintained and their queries answered quickly. Clear communication and genuine accountability are things we have always prioritised, and Nici’s track record reinforces both.

The Road to Block Management

This appointment is also a cornerstone of something larger. For years, we have been approached by freeholders, leaseholders and developers asking whether Partridge Homes offers block management services. The conversations have been consistent, and so have the frustrations people describe: poor communication from managing agents, a lack of accountability, and service levels that simply do not match the fees being charged.

We have always taken those conversations seriously. But we were equally clear that we would only enter this sector when we had the right person in place to do it properly. With Nici now part of the team, we are confident that moment has arrived.

We are planning to launch Partridge Block Management in Q4 2026.

Our approach will be deliberate and selective. We are not looking to take on hundreds of buildings or chase volume. We want to work with clients — freeholders, leaseholders and developers — who want a genuinely different standard of management: clear communication, hands-on oversight and buildings that are looked after properly. Service will always come before profit.

We are already in early conversations with a number of landlords and developers ahead of the launch. A Shared Set of Values

What stood out most during the process of bringing Nici on board was not just her experience — it was the consistency of her values. The feedback she has received from clients, the way she speaks about her work and the standards she holds herself to all reflect what Partridge Homes has been built on since Kevin and Charlotte Partridge founded the business in 2006.

We are a family-run team. We manage properties across Solihull and Birmingham because we know this area, we care about the people who live and invest here, and we take our responsibilities seriously. Winning the British Property Awards for Best Letting Agents in Solihull four years running is something we are proud of — but it is the day-to-day trust of our clients that drives everything we do.

Nici fits that culture. We are delighted to have her.

A Note on the Local Market

For context, the Solihull property market remains one of the strongest in the West Midlands. Average house prices in the area stood at £336,000 in January 2026, well above both the West Midlands average of £247,000 and the UK average of £268,000. Average monthly private rents in Solihull were £1,254 in February 2026 — significantly higher than the wider West Midlands average of £962 per month.

Demand from tenants is supported by the area’s proximity to major employers including Jaguar Land Rover, Birmingham Airport and the NEC, as well as strong rail links into Birmingham city centre. It is a market that rewards professional, attentive management — and one where the bar for service should be high.
