Rent to a Premier League Footballer: What Landlords Need to Know

Coventry City’s return to the Premier League for the 2026/27 season is one of the most significant moments in West Midlands football in a generation. After 25 years outside the top flight, the club’s promotion brings with it a wave of high-profile player signings, and with those signings comes immediate, urgent demand for premium rental properties across the region and we need more landlords who will rent to a footballer.

Partridge Homes has been appointed by Coventry City FC to manage player relocations for the new season. Having already successfully relocated all 19 of Birmingham City’s 2025/26 signings, we understand exactly what this kind of instruction requires — and what it means for landlords who own the right kind of property.

If you own a premium home in Warwick, Leamington Spa, Balsall Common, Stratford-upon-Avon, or Solihull, this is worth reading carefully.

Why Coventry’s Promotion Changes the Rental Market

Coventry City finished the 2025/26 Championship season with 95 points, scoring 97 goals across 46 matches — comfortably the division’s most prolific attack. Frank Lampard’s side were confirmed as champions on 17 April 2026, ending a 25-year absence from the top flight.

Promotion at this level is not simply a footballing story. It is an economic event for the surrounding area. Premier League clubs attract players from across Europe and beyond, many of whom arrive with families, require immediate housing, and have no existing connection to the local area. Loum Tchaouna, the club’s first summer signing, is a case in point: the 22-year-old French winger joins from Burnley having previously played in Ligue 1 and Serie A, and he is, by definition, new to this part of the country.

These players need homes quickly, professionally, and discreetly. That is precisely what Partridge Homes provides.

What Professional Footballers Look for in a Rental Property

Players at Premier League level are not typical tenants. Their requirements are specific, their budgets are substantial, and their expectations around privacy and presentation are high. Understanding what they need helps landlords assess whether their property is likely to be suitable.

Space and specification. Most professional players, particularly those with families, require four or more bedrooms. Open-plan living spaces, high-quality kitchens, and modern bathrooms are expected rather than optional. Outdoor space — a private garden, ideally not overlooked — is a significant positive.

Security and privacy. Properties that offer natural screening, gated access, or simply a quiet setting away from busy roads tend to be preferred. Players with a public profile need to feel that their home address is genuinely private.

Parking. Multiple off-road parking spaces are typically essential. Many players own more than one vehicle, and secure parking matters.

Condition. Properties should be presented to a high standard throughout. This is not the market for tired décor, dated appliances, or deferred maintenance. Landlords who take pride in the condition of their property and keep it well-maintained are the ones whose homes we can place quickly and confidently.

Furnished or unfurnished. Requirements vary by player, but furnished properties are often preferred for initial moves, particularly where a player is relocating from overseas or from another part of the UK and needs to be in place quickly ahead of pre-season.

The Locations We Need Right Now

Coventry City train and play at the CBS Arena, which sits on the western edge of Coventry. The locations players tend to favour are those that offer a manageable commute to training while also providing the kind of setting — space, greenery, good schools — that suits a family lifestyle. The areas we are actively seeking properties in are:

  • Warwick — consistently popular with professional sports clients for its combination of good schools, period and modern housing stock, and easy motorway access.
  • Leamington Spa — a well-regarded town with strong rental demand and a range of larger detached properties suitable for professional tenants.
  • Balsall Common — a quieter village setting with excellent road links, popular with families prioritising space and privacy.
  • Stratford-upon-Avon — for players who want a more rural feel without sacrificing accessibility; the town also has strong schooling options.
  • Solihull — already well-established as a location for sports professionals given its proximity to Birmingham, with a wide range of premium housing and excellent amenities.

If you own a property in any of these locations and it meets the specification above, we want to hear from you.

What Letting Through Partridge Homes Looks Like for a Landlord

Landlords who let through our sports relocation service benefit from a number of things that are genuinely different from a standard letting arrangement.

Serious, vetted tenants. Every player we place is referred directly by the club. There is no advertising, no open viewings, and no speculative enquiries. You will not receive a call from someone who saw your property on a portal.

Confidentiality throughout. We handle every instruction with complete discretion. The player’s name, their club, and the details of the tenancy are never shared beyond what is strictly necessary. Landlords are expected to maintain the same standard of confidentiality, and we make this clear from the outset.

Professionally managed tenancies. Players at this level expect prompt, professional responses to any maintenance issue. Landlords who work with us need to be committed to keeping their property in excellent condition throughout the tenancy. In return, they can expect tenants who treat a well-presented home with respect and who have the financial means to pay rent reliably.

Speed. Transfers happen quickly, and players often need to be housed within days of signing. Landlords who are flexible on timing and can move at pace are significantly more useful to us than those who need several weeks to prepare a property.

Market rent or above. Premium properties let to Premier League players command rents that reflect both the quality of the home and the strength of demand. Landlords should not feel they need to discount to attract this kind of tenant. The opposite is often true.

What Landlords Should Consider Before Approaching Us

Letting to a professional footballer is not for every landlord, and it is worth being honest about that. If your property needs significant work, if you are not set up to respond quickly to maintenance requests, or if you would struggle with the confidentiality requirements, then this may not be the right fit.

But if you own a well-maintained, premium home in one of the locations listed above, if you are comfortable with a professional and discreet letting arrangement, and if you want a tenant who is financially solid and referred directly by a Premier League club, then the conversation is worth having.

Standard landlord compliance obligations still apply in full, regardless of who the tenant is. Gas safety certificates, electrical installation condition reports, deposit protection, Right to Rent checks, and EPC requirements all remain your responsibility as a landlord, and Partridge Homes will ensure every tenancy is set up correctly from the start. If you are unsure about any of these obligations, our lettings team can walk you through them.

A Word on the Bigger Picture

Coventry City’s promotion is the kind of event that creates genuine, sustained rental demand in the surrounding area. It is not a short-term spike. Premier League clubs retain squads of 25 or more registered players, plus academy players, coaching staff, and support personnel, many of whom also require housing. The club’s presence in the top flight, and the profile that brings, will attract players from across Europe for as long as they remain there.

For landlords with the right property in the right location, this is a long-term opportunity rather than a one-off.

We are actively seeking properties right now, ahead of pre-season. If you own a premium home in Warwick, Leamington Spa, Balsall Common, Stratford-upon-Avon, or Solihull and would like a private, confidential conversation about what letting to one of our sports clients could look like, contact Partridge Homes directly. Alternatively, if you would like an up-to-date rental valuation on your property, you can book a free valuation at a time that suits you.
