At £1,650 pcm, it was priced competitively. Three-bedroom family homes in Solihull’s most popular postcodes are consistently achieving between £1,400 and £1,800 per month, with the best-presented homes in the best locations sitting firmly in the upper half of that range. This one did.

Why Five Applicants Wanted It

Demand for family homes in Monkspath has been building for years, driven by the area’s schools, its position on the M42 corridor, and its proximity to Blythe Valley Business Park, which draws corporate tenants and professional relocators in significant numbers.

The wider data reflects what we’re seeing on the ground. Rental supply across England remains around 23% below pre-pandemic levels (Zoopla, 2025), and while competition per property has eased nationally, quality family homes in sought-after Solihull postcodes are still drawing multiple serious applicants every time. Average private rents in Solihull reached £1,259 per month in April 2026, a 1.1% annual increase, though that figure covers all property types and all price points (ONS, April 2026). For three-bedroom detached homes in locations like Monkspath, the market sits considerably higher.

Five applicants for one property is not unusual here. It is, however, a clear signal for landlords who are sitting on rental properties in B90 and the surrounding postcodes.
