Behind every smooth tenancy start — every reference checked, every certificate confirmed, every moving day that goes without a hitch — there’s a significant amount of administrative work that most landlords and tenants never see. At Partridge Homes, a large part of that work falls to Amy Boardman, Property Administration Manager, who is approaching her sixth anniversary with the business this November.
We caught up with Amy to talk about the growth of the lettings portfolio, what it actually takes to relocate a professional footballer at 48 hours’ notice, and the David Tennant cardboard cutout that is, apparently, with her forever.
Amy joined Partridge Homes six years ago and has watched the lettings side of the business grow considerably in that time. The number of rental properties the team manages has almost doubled since she started, and the pace hasn’t slowed. In the first four months of 2026 alone, Partridge Homes arranged 129 new lets — 79% higher than any previous record for the same period — while already managing more than 500 active tenancies.
Her role sits at the start of every tenancy. “I look after the referencing and administration side of the business, so I’m involved right from the beginning of the tenancy process,” Amy explains. “That includes putting applicants forward to landlords, progressing agreed tenancies, carrying out referencing and handling the paperwork.”
For landlords, that means Amy is the person making sure everything is in order before a new tenant picks up the keys. Right to Rent checks, gas safety certificates, electrical installation condition reports, tenancy agreements — all of it passes through her desk. “A big part of my role is making sure everything is in place before somebody moves into a property,” she says. “So landlords and tenants are ready for moving day.”
It’s methodical, detail-heavy work, and when the lettings portfolio is growing at the rate Partridge Homes has seen recently, the volume is considerable. “Within just a few years of me starting, we had taken on a lot more people, so the team grew and the office became much busier,” Amy says. “It’s been really interesting to be part of that.”
Amy is a lifelong Birmingham City supporter, which gives a particular edge to one of the more unusual aspects of her job. Partridge Homes is the go-to letting agent for professional football players relocating to the West Midlands, and during the 2025/26 season, the team relocated all 19 of Birmingham City’s new signings — a 100% success rate across a summer of transfers that included high-profile arrivals such as Kyogo Furuhashi, Demarai Gray, and August Priske.
For Amy, who has supported the club all her life, it’s a part of the job she clearly enjoys. “Being able to meet and speak to the players is something I never expected when I first started working in property,” she says. “It adds a really interesting and enjoyable side to the job, especially being a Birmingham City supporter myself.”
The reality of making those relocations happen is rather less glamorous than it sounds. Football transfers move fast, and the paperwork has to keep pace. “It becomes a top priority straight away,” Amy explains. “We make sure everything is sent out and progressed as quickly as possible, and we communicate directly with the player or whoever is assisting them. We also make landlords aware that it could be a very fast move, so everybody understands the timescales we’re working towards.”

The 2025/26 season was, by Amy’s own admission, intense. “It was very busy and definitely stressful at times. The biggest thing was that we all worked together as a team. Everybody knew what needed to be done, and we made sure the deadlines were met and everything was covered.”
She’s also candid about what makes the work worthwhile. “Probably seeing them finally move out of a hotel and into their own home. For a lot of the players and their families, it’s their first time living in Birmingham. Moving to a new city can be stressful, especially when everything happens so quickly. It’s nice knowing we’ve helped them settle in and hopefully given them a really good first impression of Birmingham.”
As for whether a certain Danish forward coming into the office caused any particular reaction: “No comment.”

Away from tenancy paperwork and footballer relocations, Amy has a reputation in the office as the person to call when something technical stops working. She built her first PC during lockdown, taught by her brother, and grew up gaming — a background that has apparently made her the default troubleshooter for the rest of the team.
“I think I’m probably the unofficial IT technician in the office,” she says, with characteristic understatement.
Outside work, she reads, draws, and listens to a lot of music. “I enjoy having time to switch off and do something creative outside work,” she says. Her taste in games leans towards anything with a strong story. “It’s the same with films and books. If there’s a good story, I’ll normally enjoy it.”
And yes, she still has the life-size cardboard cutout of David Tennant that arrived as her Partridge Homes Secret Santa gift one Christmas. “It’s with me forever,” she confirms.

When she’s not gaming or putting her technical skills to use, Amy enjoys spending time with friends, family and her Patterdale terrier, Max. She’s a regular cinema-goer and an enthusiastic concert attendee, although she’ll happily admit she probably goes to more gigs than she should.

A big fan of autumn, coffee and anything cosy, she’s just as happy spending a quiet evening at home as she is getting dressed up for a night out with friends. For Amy, it’s really about the company. “I’m happiest when I’m surrounded by the people I’m closest to, whether we’re out doing something fun or just having a relaxed day together,” she says.
If you’re a landlord looking for a letting agent that handles the detail properly — from referencing and compliance paperwork to managing fast-turnaround tenancies — the team at Partridge Homes would be glad to talk through how we can help. You can find out more about our lettings services or speak to us directly about your property.
A Property Administration Manager oversees the administrative side of the tenancy process, including referencing applicants, handling tenancy paperwork, carrying out Right to Rent checks, and confirming that all required certificates are in place before a tenant moves in. Their work sits between the point a tenancy is agreed and the moment the keys are handed over.
Partridge Homes has a dedicated Sports and Entertainment Lettings division that manages the full relocation process for professional footballers moving to the West Midlands. During the 2025/26 season, the team successfully relocated all 19 of Birmingham City’s new signings, coordinating referencing, paperwork, and landlord communication under tight transfer deadlines.
Before a tenant moves in, a letting agent should carry out Right to Rent checks, complete tenant referencing, and confirm that all required compliance documents are in place. These include a valid gas safety certificate, an electrical installation condition report, an Energy Performance Certificate, and a signed tenancy agreement.
For urgent relocations, such as those involving professional footballers on tight transfer deadlines, Partridge Homes prioritises all referencing and paperwork immediately. The team communicates directly with the incoming tenant and keeps landlords informed of the timescales involved throughout the process.
