“It’s the combination of things that’s hard to replicate. Trains from Hampton-in-Arden station reach Birmingham New Street in about 14 minutes. London Euston is around an hour and 17 minutes. The M42 is close, and Birmingham Airport is practically on the doorstep. For a tenant who wants to live somewhere that doesn’t feel like a suburb but needs to get into Birmingham or travel regularly, it’s genuinely hard to beat.”

Who are the tenants typically looking to rent here?
“Professionals, mostly. People working at Birmingham Airport, the NEC, or commuting into the city. We also see people relocating to the region — often coming from London — who want space and a quieter pace of life but can’t give up the rail connection. Because we work with professional footballers and high-profile clients across the region, we also see that profile occasionally in Hampton-in-Arden and the surrounding villages. It’s an area that appeals to people with options.”

When a property comes up for rent in the village, how quickly does it go?
“Quickly. Void periods across the B92 postcode are running at around two to four weeks, and in many cases we’re matching a new tenant before the previous one has even left. That’s what happened with this apartment. The landlord didn’t lose a day’s rent. That’s the advantage of managing a portfolio here rather than just listing individual properties — we know who’s looking and what they want.”

What do landlords get wrong about Hampton-in-Arden as a rental location?
“Some landlords underestimate what their property can achieve here, particularly if they’ve been with an agent who doesn’t know the village well. The average private rent across Solihull sits at £1,269 per month (ONS, July 2026), and well-presented properties in Hampton-in-Arden can hold their own at that level and above. The other thing is presentation — tenants coming to this village have usually done their research and they have expectations. A property that’s well maintained and well presented will let faster and attract better tenants. We’re direct with landlords about that.”
Rental stock in Solihull has fallen. Is that being felt in Hampton-in-Arden?
“Yes, and it’s a genuine issue. Stock across Solihull has dropped around 10% year-on-year, and that’s reflected in the village. We have more tenants looking than we have properties available. For landlords who already own here, that’s a strong position to be in. But it does mean we’re actively looking for more properties to manage. If someone owns a property in Hampton-in-Arden and it’s sitting empty, or they’re not happy with their current agent, I’d genuinely encourage them to talk to us.”
