Sheldon occupies a distinctive position on Birmingham’s eastern fringe, where twentieth-century suburbia meets open farmland and one of the UK’s busiest airports.

The area takes its name from Anglo-Saxon origins: “Scheldon” appears in medieval records, while the Domesday Book of 1086 recorded the settlement as “Machitone,” meaning Macca’s farm. For centuries, Sheldon remained a tiny agricultural parish centred on St Giles’ Church. The 1821 census recorded just 423 people; a century later, in 1921, the population had grown by only 23.

Everything changed in the 1930s when Birmingham’s expansion swallowed the surrounding farmland. Private housing estates sprang up at Lyndon Green and Wells Green, while the focus shifted from the ancient church to the Coventry Road, where a linear shopping centre developed around the Wheatsheaf Inn at Sheaf Lane. Council housing followed at Kents Moat, and by the outbreak of the Second World War, Sheldon had transformed from a Warwickshire village into a Birmingham suburb.

Today, Sheldon combines that 1930s suburban identity with proximity to major employment and leisure destinations. The 300-acre Sheldon Country Park preserves a slice of the area’s agricultural past, complete with a working demonstration farm at Old Rectory Farm. Aircraft enthusiasts gather at the park’s viewing area to watch planes landing at Birmingham Airport, which borders the eastern edge.

The Coventry Road (A45) remains the commercial ‘spine’, lined with supermarkets, independent shops, restaurants, and pubs including the historic Sheldon Hall, originally a fifteenth-century manor house. Unlike some Birmingham suburbs that developed later, Sheldon retains a settled, established feel, with mature gardens, tree-lined streets, and a population that often spans multiple generations of the same family.

Housing stock: Sheldon’s housing stock reflects its development history, with the majority of homes dating from the 1930s expansion. Semi-detached houses dominate the landscape, typically featuring bay windows, generous gardens, and period details characteristic of the era.

Terraced properties are found in certain streets, while detached family homes appear on roads like Berryfield Road and Sheldon Hall Avenue. More recent additions include the City Greens development.

Best streets: The most sought-after streets include Rectory Park Road, Berryfield Road, and Culey Green Way, where larger detached and semi-detached properties attract families seeking space and good school catchments. Roads closer to the Coventry Road corridor tend toward smaller semi-detached and terraced homes popular with first-time buyers and investors.

Development in Sheldon: Recent investment has focused on improving infrastructure around Birmingham Airport and the M42 corridor. The £282 million Junction 5a and A4545 link road project, completed in late 2024, has improved motorway access significantly. The ongoing HS2 works in the surrounding areas will eventually bring high-speed rail connections, with Birmingham Interchange station planned near the NEC.

House prices: According to Rightmove, the average property price in Sheldon over the past year is approximately £248K. Semi-detached properties, which form the majority of sales, achieve an average of around £257K. Terraced homes sell for approximately £236K, while flats average around £135K. Prices have risen by approximately 6% compared to the previous year and are 12% above the 2022 peak of £221K.

Sheldon’s position on the A45 Coventry Road makes it one of Birmingham’s most accessible suburbs, offering straightforward routes to the city centre, Solihull, Coventry, and beyond.

  • Car & Road: The A45 runs directly through Sheldon, providing dual carriageway access towards Birmingham city centre (approximately 7 miles west) and Coventry (around 10 miles east). The M42 motorway is reached within minutes via Junction 6, which also provides direct access to the NEC, Birmingham Airport, and Resorts World. A new link road, the A4545, opened in December 2024, connecting the M42 Junction 5a directly to Birmingham Airport and Birmingham Business Park, further improving road access.
  • Bus: National Express West Midlands operates frequent services through Sheldon. The X1 connects Birmingham city centre to Coventry via Birmingham Airport and the NEC. The X2 runs between Birmingham and Solihull via Yardley and Sheldon. Another others serve local areas including Small Heath, Cranes Park and Chelmsley Wood.
  • Train: The nearest stations are Marston Green (approximately 1 mile away) and Birmingham International (around 2 miles). Both are served by West Midlands Railway, offering direct services to Birmingham New Street in approximately 10-15 minutes. Birmingham International also provides CrossCountry services to destinations including Manchester, Edinburgh, and Bristol.
  • Cycling & Walking: Sheldon Country Park offers extensive walking and cycling routes through 300 acres of countryside. The park connects to pedestrian routes leading to Birmingham International station and Marston Green.
  • Airport: Birmingham International Airport borders Sheldon Country Park, making this one of the most convenient locations in Birmingham for frequent flyers. The terminal is approximately 2 miles from central Sheldon, accessible via the A45 or by walking through the country park.

Sheldon’s location provides ready access to countryside walks, historic buildings, major entertainment venues, and cultural attractions, making it appealing for those who want both suburban convenience and activities on the doorstep.

  • Sheldon Country Park – This 300-acre park offers grassland, wetland, hedgerows, and mature woodland, providing a genuine countryside experience within the city. The park is free to visit year-round, with paths accessible for pushchairs and wheelchairs.
  • Old Rectory Farm – Situated within Sheldon Country Park, this seventeenth-century demonstration farm houses Jersey cattle, pigs, goats, ponies, and poultry. Entry is free, and the tea room serves refreshments.
  • Airport Viewing Area – Located within Sheldon Country Park approximately a quarter mile from the farm, this designated spot allows visitors to watch aircraft taking off and landing at Birmingham International Airport from close quarters.
  • St Giles’ Church – One of Birmingham’s oldest parish churches, with the current building dating primarily from the fourteenth century. The Grade II* listed sandstone church features a nave roof from 1330 and a tower built around 1461. Marks on the north wall are said to have been made by Roundhead soldiers sharpening pikes during the English Civil War.
  • Blakesley Hall – A short drive away in neighbouring Yardley, this Tudor timber-framed house was built in 1590 and now operates as a museum showcasing sixteenth and seventeenth-century life.
  • National Motorcycle Museum – Situated beside M42 Junction 6, this museum houses over 1,000 British motorcycles spanning a century of manufacturing history. It ranks as the largest collection of British motorcycles anywhere in the world.
  • Resorts World Birmingham – Adjacent to the NEC, this complex includes a casino, cinema, bowling alley, spa, outlet shopping, and numerous restaurants and bars, all within approximately 2 miles of Sheldon.
  • National Exhibition Centre (NEC) – The UK’s largest exhibition and conference venue hosts events ranging from trade shows to concerts throughout the year. The adjacent bp pulse LIVE arena (formerly Resorts World Arena) accommodates over 15,000 people for major performances.
  • Elmdon Park – Located just over the Solihull border, this parkland offers lakes, woodland walks, and open green space for picnics and family activities.
  • The Hatchford Brook Walk – Following one of the brooks that runs through Sheldon Country Park, this walking route connects green spaces and provides a peaceful escape from urban surroundings.

Sheldon benefits from its position within one of the West Midlands’ most significant employment corridors. Birmingham Airport is the dominant local employer, with around 150 companies on site employing more than 7,000 people across aviation, security, retail, hospitality, and logistics roles. The airport continues to expand, handling over 11 million passengers annually, and offers apprenticeships and graduate programmes alongside established positions.

The National Exhibition Centre and Resorts World complex generate substantial hospitality, events management, and retail employment. Major events at the NEC create seasonal surges in staffing requirements, while permanent roles span conference services, catering, security, and administration.

Healthcare provides another significant employment sector, with Heartlands Hospital (part of University Hospitals Birmingham) located approximately 3 miles away in Bordesley Green. The hospital employs thousands of clinical and support staff, drawing workers from across east Birmingham including Sheldon.

Logistics and distribution businesses cluster around the motorway corridor, taking advantage of proximity to the M42 and excellent road connections. The ongoing HS2 construction project has brought additional employment to the wider area, though this is temporary in nature. Looking ahead, the completion of HS2’s Birmingham Interchange station near the NEC is expected to stimulate further business investment and job creation in sectors including professional services, technology, and corporate headquarters seeking improved connectivity to London.

Locally, the Coventry Road shopping parade provides retail and service sector employment, while Sheldon’s position draws commuters to Birmingham city centre (approximately 20 minutes by train from Birmingham International) and Solihull town centre.
