Yardley sits in east Birmingham, approximately 5 miles from the city centre, historically forming part of Worcestershire until its incorporation into Birmingham in 1911. The area’s name appears in the Domesday Book and features in King Edgar’s Charter of 972, when it was granted to Pershore Abbey. The placename derives from Anglo-Saxon origins, with ‘leah’ denoting a cleared area within forest, and the first element possibly referring to a ‘yardland’ – approximately 30 acres of cultivated land.

Old Yardley village developed around St Edburgha’s Church, which dates to the 13th century. The church became Birmingham’s first conservation area in 1969, preserving the historic core with its Tudor and Stuart buildings. The parish remained largely agricultural until the 19th century, when Birmingham’s expansion transformed it into a residential suburb. Population grew dramatically from fewer than 3,000 inhabitants in 1841 to nearly 60,000 by 1911.

Transport development drove this expansion. Railway stations at Stechford, Tyseley and Acocks Green opened in the mid-19th century, followed by electric tram services reaching the Swan Hotel by the early 20th century. The area developed its own identity, with Yardley Rural District Council operating from 1895 until amalgamation with Birmingham. The former council house in Sparkhill still stands as a reminder of this administrative independence.

Today’s Yardley combines its medieval village heart with substantial residential development and modern retail facilities. The contrast between Old Yardley’s conservation area and the contemporary Swan Shopping Centre development illustrates the area’s evolution from ancient agricultural manor to modern suburban district.

Yardley presents a varied housing stock spanning several centuries. The Old Yardley conservation area contains some of the oldest buildings, clustered around St Edburgha’s Church with its 13th-century origins. Victorian and Edwardian terraced houses line many streets, built during the area’s rapid expansion in the late 19th and early 20th centuries. Between the wars, substantial development added semi-detached houses with bay windows and generous gardens.

More recent decades have seen modern estates and apartment developments, particularly around the Swan Shopping Centre where the contemporary Equipoint development offers 11-storey apartment living.

The best properties: These can be found along roads radiating from Old Yardley village, where period features and conservation area status add value. Blakesley Road hosts well-maintained family homes near the Tudor hall. Substantial detached houses occupy plots in quieter residential streets, particularly those built in the interwar period. The area around Church Road offers a mixture of older terraces and converted properties.

Developments: The Equipoint building represents Yardley’s most significant recent development. This landmark 1960s office building underwent a £17 million comprehensive renovation, converting into 247 luxury-finish apartments across 12 floors. Completed in 2021, the project added a steel-frame rooftop extension creating an additional floor, while replacing all windows with new thermal-efficient glass to reduce the building’s carbon footprint.

Property prices: According to Rightmove data, Yardley’s average property price stands at approximately £237K. Semi-detached properties sold for an average of £257K, while terraced homes achieved £218K and flats averaged £127K. Historical prices show a 5% increase on the previous year and 9% up on the 2022 peak of £216K.

Yardley offers solid transport links for commuters heading into Birmingham city centre and beyond. The area sits well-connected to major routes, with frequent bus services and nearby railway stations providing straightforward journeys.

  • Car & Road – The A45 Coventry Road runs through Yardley, providing direct routes into Birmingham city centre (around 5 miles west) and onwards to Solihull and Coventry. The A4040 Outer Ring Road (Swan Island) intersects here, offering connections across the wider Birmingham area. The M42 motorway is approximately 3 miles away via the A45, giving straightforward motorway access. Birmingham Airport lies around 3 miles east, typically a 10-15 minute drive.
  • Bus – National Express West Midlands operates comprehensive bus services through Yardley, connecting through Kings Heath, Cotteridge, Harborne, Perry Barr, Erdington and Acocks Green. Journey times to Birmingham city centre typically range from 20-30 minutes.
  • Birmingham Airport – Located approximately 3 miles east, the airport provides international flight connections. The facility serves as a major employer and transport hub for the wider region.
  • Train – Yardley itself doesn’t have a station, several nearby stations provide railway access. Stechford station (approximately 1.5 miles north) sits on the Cross-City Line, offering services to Birmingham city centre, Lichfield and Redditch. Acocks Green station (about 1 mile south) provides services on the Snow Hill line to Worcester and Dorridge, with connections to Stratford-upon-Avon. Tyseley station (approximately 2 miles southwest) also serves the Snow Hill line. Journey times to Birmingham Moor Street typically range from 10-15 minutes from these stations.

The area’s relatively flat terrain makes cycling practical for local journeys, with Birmingham city centre accessible within 45 minutes by bike. Footpaths connect through to Old Yardley conservation area and local parks, providing pleasant walking routes for high level navigation around the neighbourhood.

Old Yardley retains significant historical landmarks alongside facilities serving everyday needs, offering points of interest that define the area’s past and present.

  • St Edburgha’s Church – Dating from the 13th century, this Grade I listed building forms the centrepiece of Birmingham’s first conservation area. The church tower and spire date from 1461, rising 149 feet above the village. A Tudor doorway features carved roses and pomegranates commemorating the marriage of Prince Arthur to Catherine of Aragon. The church contains bells recast in 1950 by Taylor’s of Loughborough, forming one of Birmingham’s premier peals.
  • Blakesley Hall – Built in 1590 by Richard Smalbroke, this timber-framed Tudor house stands on Blakesley Road. The building exemplifies Tudor architecture with darkened timber and wattle-and-daub infill, externally rendered white. Furnished according to a 17th-century inventory, it reflects wealthy family life during the Tudor and Stuart periods. The hall remains open to visitors, offering insights into historical domestic life.
  • Swan Shopping Centre – Opened in 2012, this 80,000 square foot development stands at Swan Island where the A45 meets the A4040 Outer Ring Road. The landmark high-rise building houses major retailers alongside independent shops, with over 800 free parking spaces. The centre replaced earlier market facilities, bringing modern retail to the area’s traditional commercial focus.
  • Yew Tree Shopping Area – The traditional commercial centre at Yew Tree roundabout developed around a historic public house, demolished in 2000. The area now features numerous independent shops.
  • Old Yardley Park – This green space preserves part of a medieval ridge and furrow field, offering tangible evidence of the area’s agricultural past within a modern urban setting.
  • Yew Tree Retail Park – Major retailers including Tesco Extra, Sports Direct and Specsavers occupy this development adjacent to the Swan Shopping Centre, providing additional shopping facilities.
  • Old Yardley Conservation Area – Established in 1969 as Birmingham’s first conservation area, this district preserves the medieval village core. Church Road, Church Terrace, Queens Road and School Lane contain historic buildings protected by conservation status, including the Trust School which dates from the 15th century.

Yardley’s location proves particularly relevant for employment at Heartlands Hospital, Birmingham Airport and HS2 project sites. The Tyseley and Hay Mills industrial areas contain engineering facilities including Tyseley Locomotive Works, where infrastructure demands require good transport connections.
