Who Are Dwelly? What AP Morgan Landlords Need to Know

These are the right questions to be asking. When the company responsible for managing one of your most significant financial assets changes hands, understanding what has changed, and what your options are, is simply good practice.

What Happened with AP Morgan and Dwelly?

In July 2026, Dwelly acquired the lettings business of AP Morgan, the West Midlands estate agency with branches across Redditch, Bromsgrove, Longbridge, Stourbridge and Shirley. The deal was Dwelly’s eighth acquisition of 2026 alone, adding hundreds of fully managed properties to its national portfolio.

AP Morgan’s residential sales operation was not part of the transaction. The founding team retained ownership of the sales business, while the lettings side, including the existing lettings team, transferred to Dwelly. Joe Phillips, Director of AP Morgan, described the rationale as finding “the right long-term home” for the lettings business.

For AP Morgan landlords, the practical result is that the company now responsible for managing your property is Dwelly, not AP Morgan in its previous form.

Who Are Dwelly?

Dwelly is a UK lettings group that describes itself as an AI-native operating system for property management. Its model is built around acquiring independent letting agencies and migrating them onto a centralised AI-powered platform. Rather than rebranding acquired agencies immediately, Dwelly typically retains existing agency names and local teams while introducing its own technology and operational systems across the business.

The scale of Dwelly’s growth is notable. The company made its first acquisition in September 2024 and by late 2026 had completed nine deals, building a portfolio of more than 15,000 properties under management and a rent roll of ÂŁ350 million. It raised over $260 million in funding across its Series A and Series B rounds, backed by investors including General Catalyst and EQT Growth.

Dwelly’s platform uses AI to handle a broad range of day-to-day property management functions: tenant enquiries, maintenance coordination, rent collection, compliance monitoring, contract management and communications between landlords, tenants and contractors. The stated intention is that each agent within the business can manage significantly more properties than would be typical in a traditional agency, with AI handling routine processes and staff focusing on more complex decisions.

Dwelly has stated publicly that it intends to continue acquiring independent agencies and deepening AI automation across its operations.

Is This Model Good or Bad for Landlords?

That depends on what you value in a letting agent, and there is no single answer that applies to everyone.

Larger organisations can offer genuine advantages: stronger compliance infrastructure, more consistent processes, greater resources for out-of-hours maintenance, and technology that keeps landlords informed without requiring constant telephone calls. If operational efficiency and scale matter most to you, a well-run national group can deliver those things.

The question worth asking is whether the arrangement you now have is the arrangement you originally chose. When you appointed AP Morgan, you may have been selecting a local independent business: a specific office, people you knew by name, a relationship built on accountability within a community you were part of. If that was the basis of your decision, it is worth understanding whether the same proposition still applies.

What Should AP Morgan Landlords Do Now?
